The most effective property marketing gives buyers more than a reason to look - it gives them the information they need to understand what they’re looking at.

The property photographs catch their eye.

The property description gives them the details.

The floor plan, on the other hand, allows them to comprehend how the property actually works.

And when a property is being sold or let, this practical information needs to be correct, accessible and easy for buyers to understand.

At Outline, we provide professional floor plans, lease plans and Energy Performance Certificates (EPCs) for London estate agents and property agencies. Our plans are accurately produced, with measurement work undertaken in accordance with the relevant RICS standards and lease plans prepared to meet the requirements applicable to HM Land Registry applications.

What’s more? Each of these is provided with a next-day turnaround. No complicated process and no unnecessary back and forth; just the documents you need to get your property to market.

Why accurate property plans matter

A floor plan offers something that photography cannot; it gives a buyer the structure of the property.

Photographs can show a beautiful kitchen, a generous reception room or a well-designed principal bedroom. A floor plan shows where those spaces sit in relation to one another.

A buyer looking at a London property may want to understand whether the kitchen opens directly onto the garden, how far the principal bedroom sits away from the other bedrooms, how the reception rooms connect, or whether there is potential to reconfigure the space.

A clear floor plan answers those questions before the viewing. It also helps buyers decide whether a property is worth seeing in the first place.

For estate agents, this makes a well-produced floor plan more than a simple box-ticking exercise - it’s an essential and insightful element of the property's marketing material.

Professional floor plans give buyers what photography cannot: a clear understanding of how a London property flows, connects and works as a home.

Professional floor plans for London estate agents

A proper floor plan should be immediately legible. Room names should be clear. Dimensions should be easy to find. Doors, windows, stairs and other important features should be represented clearly and consistently.

The overall layout should give someone who has never visited the property an easy understanding of its proportions and flow.

For estate agents, this consistency becomes particularly important when marketing a large portfolio of properties. A collection of listings presented to the same standard is more professional and easier for buyers or investors to navigate.

Our floor plans are designed to be used across a wider marketing strategy, including:

  • Estate agency websites,

  • Sales brochures and marketing packs,

  • Investor information packs, and

  • Property portals.

The principle is simple; if a buyer needs to understand the space, we make it easy for them.

What makes a good property floor plan?

The most useful floor plans aren’t necessarily the most elaborate. They’re the ones that communicate the important information without making the reader work for it.

Clear Room Layouts

The relationship between rooms should be obvious at a glance. A buyer should be able to understand the basic flow of the property without having to decode the drawing.

Accurate Measurements

Measurements provide useful context alongside photographs and descriptions, particularly when a buyer is comparing properties or considering how furniture might work within a room.

RICS provides professional guidance around the measurement and reporting of a property, including standards and conventions for measuring and reporting the property consistently.

Useful Property Details

Depending on the type of plan and its intended purpose, details such as stairs, doors, windows and other relevant features help create a more complete picture of the property.

Floor plans vs lease plans - what's the difference?

When it comes to floor plans versus lease plans, the two can look similar and are often mentioned together. However, they serve very different purposes:

Floor Plans

A floor plan depicts the layout and dimensions of a property. It’s an informational document designed to help someone understand the arrangement of rooms and spaces within a home.

Lease & Title Plans

A lease or title plan communicates the extent of a legal interest in the land or property. It may identify boundaries, demised areas, communal areas, gardens, parking spaces or other parts of a property relevant to a lease or title.

In a nutshell; floor plans explain the inside of a property, whereas lease and title plans deal with something more specific (such as what land or space is actually included within the relevant legal interest).

This distinction becomes important when preparing plans for legal or registration purposes.

Understanding the difference between floor plans and lease plans matters: one shows how a property is arranged, while the other defines the extent of the legal interest being conveyed.

Energy Performance Certificates (EPCs) for London Properties

Then there is the EPC. Less glamorous than a beautifully photographed drawing room, admittedly, but rather important when you're trying to put a property on the market.

An Energy Performance Certificate (EPC) provides information about the property’s energy use, typical energy costs and recommendations for improving energy efficiency.

A valid EPC is generally required before a property is marketed for sale or rent, if there is no existing valid certificate. For London estate agents, this makes the EPC yet another part of the marketing process, rather than something to only think about once the listing is already live.

One property. One complete marketing package.

For London estate agents, there is a major practical advantage to having all of these different property marketing elements handled together; from the photography and videography to the floor plans, lease plans and EPCs.

Each serving a different purpose, but all contributing to the same important thing: providing your potential buyer with the information and visual context they need to understand the property.

  • The photographs create the first impression,

  • The video gives the property movement and atmosphere,

  • The floor plan explains the layout,

  • The lease or title plan establishes the extent of the property or land, and

  • The EPC provides valuable information about the home’s energy performance.

Why accurate floor plans, lease plans & EPCs matters at the prime end of the property market

The more valuable and complex the property, the more information a prospective buyer expects.

Prime London homes can often involve unusual layouts, multiple floors, ancillary accommodation, garages, terraces, gardens, outbuildings, parking spaces and complex lease arrangements. As such, clear plans become particularly useful when a property is difficult to understand from photographs alone.

Consider a lateral apartment occupying part of a large period building. Or a townhouse arranged over five floors. Or perhaps a contemporary home where the garden, terraces and internal accommodation are connected across several levels.

The photography makes it look excellent, while the floor plan ensures that it all makes sense.

A faster, more efficient service for London agents

We understand that property marketing has enough moving parts without adding another supplier, another email chain or another deadline to chase.

That is why we’ve ensured that our process is designed to keep things as simple, straightforward and time-efficient as possible.

Where applicable, plans can be produced in line with relevant RICS measurement standards, while lease plans intended for Land Registry purposes are prepared with the relevant HM Land Registry requirements in mind.

Our standard turnaround is the next day, empowering agents to move quickly from instruction to launch. Timing like this matters when the vendor is ready to go, your listing needs to be live and the rest of the marketing is already waiting to be launched.
